New England Business Service  (NEBS) - Groton, MA

New England Business Service's Groton Massachusetts facility is a corporate headquarters and telemarketing facility.

The building's major mechanical systems include:

Phase One of this multi-phased project involved controlling 21 VAV boxes.  These were controlled in the stand-alone mode since Phase One didn't include purchasing a main control panel.  R. L. Shields Associates was selected as the controls contractor and Delta Controls was the control system manufacturer.  Delta manufactures a controller specifically designed for VAV controllers that provides integrated control of the dampers and onboard measurement of the air flow.  All controllers were preprogrammed to the required air flow limits and setpoints.

Until a host controller is purchased, air flow and temperature setpoints can be changed using a hand held programming tool.

Phase Two is commencing at this time (June 1999).  This phase of the project involves adding a Delta Controls ORCA Series DCU control panel.   This will provide a solid, expandable foundation to build upon during future phases.   Additional capacity can be achieved by adding multiple DCU's and connecting them to either the buildings Ethernet network or using Delta's proprietary 1 Mb network.   During this phase, graphics are being added that will provide a simplified operator interface.

Future phases of the project will involve controlling the remaining VAV boxes, Baseboard Radiation, Air Handlers, Boilers, and chillers.

At the completion of the project, the following goals will be met:

1. Minimize operating and energy expenses.
2. Track the buildings mechanical performance.
3. Install a Graphical Operator Interface.
4. Reduce the operator workload in the day-to-day operations of the HVAC system.
